What Loftsplit will do
Meter readings, repairs and renovations, bills and fees are recorded against the building, flat or room they belong to. From these records Loftsplit settles with tenants and shows what each unit earns.
-
Meters and readings
Meters and sub-meters of the building, flat and room with their reading history. You see at once which units are due for the next reading.
-
Repairs and renovations
A history of repairs and renovations for every unit. The cost stays with the owner or is charged to the tenant and deducted from the deposit.
-
Utility split
Equally, by number of people, by floor area or by sub-meter, counting the days of tenancy at move-in and move-out. To the cent.
-
Advances and balances
Advances compared with the actual cost. At year end and at move-out the result is a top-up or a refund.
-
A statement for the tenant
A document with the split method and the meter readings, so the tenant can check the amount.
-
Profit per unit and portfolio
Income, costs and result for every room, unit and the whole portfolio. Rent and utilities are kept apart in the reports.
All data can be exported to CSV and XLSX at any time.
Every cent accounted for
A September gas bill split equally per day of tenancy. Bartek moved in on 16 September, Celina moved out on 10 September, and the owner pays for the empty days.
Each share is rounded down and the cent left over goes to the owner. The shares always add up to the bill.
| Who | Days | Share |
|---|---|---|
| Anna | 30 days | €100.00 |
| Bartek, from 16 Sep | 15 days | €50.00 |
| Celina, until 10 Sep | 10 days | €33.33 |
| Owner, empty days | 35 days | €116.67 |
| Total | 90 days | €300.00 |
share = €300.00 × days ÷ 90, rounded down to the cent; owner: €116.66 + 1 cent left over
Pilot
A pilot is being prepared. Landlords who want to move their first units to Loftsplit can write how many units they have and whether they let whole flats or rooms.
